Foundations and Groundworks

This phase of activity marks the start of real construction work on your site and a Commencement Notice must be filed with your local authority to mark this event.

Depending on the recommendations of your engineer, a series of activities will get underway usually starting with Site Preparation including site clearance, preparation of a temporary roadway for access to the site, drainage and installation of the septic tank or treatment system.

An electrical supply is needed on site so the ESB should be given plenty of notice to provide a "Builder's Supply" electrical installation or you may have a friendly neighbour who can provide a heavy duty extension cable.  Alternatively a generator can be used.

Your engineer will recommend a particular type of foundation (e.g. Strip, Pier, Ventilated Strip or Raft/Slab) and your selected local builder will build the foundations to their specification.  Our kit price includes the production of the foundation plans which give detailed layout measurements.

Our log homes do not have any special foundation requirements and the same foundations can be used as would be used for a block house.  In general, we recommend that the base be built at least 60cm above the ground to protect the base logs from large puddles.  In some parts of Ireland a Radon barrier must be used in the foundations to prevent build-up of harmful Radon gas.
