Design of Log Buildings

As a building material, wood provides a variety of design opportunities for prospective home owners, from those seeking classical, traditional designs, to those seeking more modern, contemporary styles. Customers can choose from our standard design catalogue, or can design their own home with the help of GoodWood Solutions architects. Our architects will talk to you to understand your life-style and help you to design the right house for you.

Securing Planning Permission

The Planning Authority of Ireland is responsible for co-ordinating all the planning activities that must be completed in order to erect a structure in Ireland. They are a representative of the government, and ensure that a structure complies with all the statutory regulations with regard to building in Ireland. All structures that have successfully been granted planning permission are still subject to the Irish Building Regulations 1997.

For every structure erected in Ireland, a planning submission must be made to the local Planning Authorities. GoodWood Solutions can manage this planning process for you from identifying the relevant planning agent for the project; serving notice in a local newspaper; submitting the Planning Submission to the Chief Planner; and displaying the site notice at the location of the project for the required period. The Planning Authority also requires an engineer's report on the land and on the structure to be built. GoodWood Solutions can supply an engineer to complete this process and submit the report to the Planning Authority.

Our knowledge of the planning laws and building legislation means that we can provide the fastest and most successful route to securing planning permission for your log home.

Site Preparation

The first stage of the on-site construction project is Site Clearance. This may involve preparing a temporary roadway for access to the site, as well as clearing and levelling the site itself. GoodWood Solutions provides this as part of our turnkey package.

Laying the Foundation

At GoodWood Solutions we lay both Raft and Strip foundations. In general, we recommend Raft foundations to provide the strongest base and counteract subsidence on weaker ground. As with standard block homes, this involves building a fully concrete base including the regulation Radon Barrier.

The first stage of laying the Raft foundation is to mark out the location of the house on the site. Next step is to dig the footings for the foundation, where the main walls will be built. A wall of concrete blocks is built on these footings up to 30cm above ground level. The space between the concrete wall and the ground is then filled with trunking to provide a strong foundation for the concrete. This is filled up to 15cm below the concrete blocks. It is vibrated downwards to provide a strong, compact base for the concrete. The Radon Barrier is then laid before filling the base with concrete.

Supplying the Kit

GoodWood Solutions can supply a full log kit based on the design of your home. All our kits are shipped from Finland, where they are constructed of wood from the highly resistant Nordic pine forests. The extreme growth conditions in Finland cause the pine to grow slowly and to have reduced moisture content. In comparison to pine from outside the Arctic region, the Nordic pine also offers better heat insulation.

The lead-time from ordering the kit to its arrival on site will vary depending on, for example, whether the kit is a standard or custom design. Customers can expect a lead time of 6 to 10 weeks for delivery. The logs are shipped by land and sea and arrive at the building site in weatherproof packaging, numbered and arranged in construction order. In this way, time-consuming after-work on the building site is avoided and the construction team can focus completely on the assembly.

Assembling the Kit

In addition to supplying the kit, GoodWood Solutions can provide a skilled team to assemble the kit to ensure a high quality finish in the minimum amount of time. GoodWood Solutions can also provide construction services for customers own kits. Our teams are experienced in erecting log structures and use the latest construction techniques.
